Kauai Real Estate: Pre-Construction Condos and New Developments

Kauai Lagoons

Marriot Vacations Worldwide is currently under negotiations with Hawaiian developer Ed Bushor for the sale of its Kauai Lagoons project, one of Hawaii’s largest construction projects. The project was stalled during the recession and was halted in 2008. According to Bushor, he “plans to finish the project and make Chris Hemmeter’s dreams come true.” The late hotel developer Hemmeter was the one who originally planned Kauai Lagoons a decade ago.

Included in the sale are the partially-built Ritz-Carlton residences, subdivisions and ready-to-build home sites with majestic ocean and golf course views, and a 27-hole Jack Nicklaus signature golf course and golf club. Up to 700 residential units can be built on the property.

PiliMai at Poipu

Also stalled during the recession, Brookfield Homes Hawaii has revived its PiliMai at Poipu townhomes project, located on the southern shores of Kauai. Construction has continued on the townhomes, which should be available for prospective homebuyers within four years. The 191-unit project is located on a 19-acre expanse that sits right beside the Kiahuna Golf Club. Future residents at PiliMai will get to enjoy charming plantation-style homes equipped with state-of-the-art amenities and panoramic golf course, ocean and mountain views. Properties are priced from $600k to $700k.

Hokulei Village Shopping Center

The construction of the new Hokulei Village shopping center in Lihue began a year ago, and is scheduled to open in the second quarter of 2015. When completed, Hokulei Village will become one of the largest retail areas in Kauai. The approximately 122,400-square-foot shopping complex will include a Safeway, Walgreens, Petco, Jack in the Box, a Chevron Gas Station, and other tenants.
